B.G. Jones & Company provides appraisal and consulting services to clientele across Tennessee and Kentucky. Property types appraised include rural land/agricultural, convenience stores, hospitality, industrial, institutional, multi-family, office, residential, restaurant, retail, subdivision, vacant land, and various special purpose properties. All appraisals are guided and reviewed by an MAI designated appraiser, with support from senior appraisal staff members.

Condemnation/Eminent Domain
With experience in various forms of condemnation/eminent domain, B.G. Jones & Company is capable of providing valuable insight to both the condemning authority and the property owner, with regard to the condemnation process and the valuation of rights acquired.
Conservation
B.G. Jones & Company has provided valuation services for various conservation entities, including Yellow Book/Uniform Appraisal Standards for Federal Land Acquisitions. Rights acquired vary from conservation easements to fee simple estate.
Lending/Underwriting
In a very complex modern lending environment, B.G. Jones & Company is able to guide your financial institution to making sound lending decisions based on factual, accurate market information. Our clientele includes large national lenders as well as regional and community banks.
Litigation
MAI designated appraisers are available for expert witness testimony, and our firm prides itself in the number of settled cases which never make it to trial. We believe that solid valuations lead to more settlements and savings for our client on litigation expense. However, if a trial is necessary, B.G. Jones & Company is capable of providing a well supported valuation that will hold up to cross examination from the most experienced of litigators.
Market Analysis/Feasibility Studies
Senior appraisers are available for market analysis/feasibility studies for proposed and existing projects. Our appraisal staff is experienced in Level C/D market analysis, and is trained in techniques taught by both the Appraisal Institute and the CCIM Institute. Proper market analysis is essential for both the developer/builder and the lending institution in today's volatile market environment. Consultants are capable of customizing the scope of services to the request of the client, which maximizes the effectiveness of the study without breaking the project's budget.

Reporting Formats
Appraisals are available in the following reporting formats. All reports feature sufficient supporting documentation to support the value conclusion, with differences in format attributed to the level of reporting within the document itself.
Restricted AppraisalThis is an abbreviated appraisal reporting format. The value conclusion is stated in the report, with supporting documentation retained in the appraiser's file. The appraisal report is typically in a form layout and only a few pages in length. Our restricted reports generally exceed minimal reporting requirements for this format.

Appraisal ReportThe report is presented in a narrative format, with supporting data presented in the report in a summarized format which can be customized to the client's needs.

Analytics / Methodology
In addition to traditional appraisal techniques, B.G. Jones & Company utilizes a weighted ranking regression analysis to predict value by sales comparison approach, as well as inputs for both the cost and income capitalization approaches to value. This valuation technique results in predicted estimates of value based on market evidence, with less subjectively determined results.
